How I Got Here

I've held a Nevada real estate broker license since 2011, and 55+ housing in Summerlin and Sun City has been the focus of my work since that same year. In that time I've been involved in the sale of more than 1,500 homes across the Las Vegas area, a figure I keep exact rather than round up, because I'd rather you trust the number than be impressed by it.

Most of the people I work with in this market haven't sold a home in 15 to 20 years. The process has changed since then, and a lot of what they remember about buying or selling no longer applies. Some are moving because stairs and yard work in a two-story home have become more trouble than they're worth. Some are adult children helping relocate a parent. Some are working through a probate or inheritance sale, often with siblings involved in the decision. I built this guide, and my whole approach to this market, around that reality.

Credentials and Designation

I hold the SRES (Seniors Real Estate Specialist) designation, a certification focused specifically on the housing needs, transaction timing, and financial considerations that matter most to homeowners 50 and older. I'm also a REALTOR®, meaning I hold membership in the National Association of REALTORS® and follow its Code of Ethics, and I'm a licensed Nevada real estate broker, license #B.1003211.

What I Don't Do

My job isn't to pressure people into making a move. My job is to help them understand their options and make a confident decision.

I don't cite competitor agents, aggregator estimates, or third-party listing sites as sources anywhere on this guide. Every home price, HOA figure, and community fact here is sourced from my own Las Vegas Realtors MLS analysis or verified directly with the relevant community association, with a date attached, so you know exactly where a number came from and how current it is. I also don't publish blanket price ranges or timelines for a specific home without looking at that home, because a generic number that's already stale by the time you read it isn't worth much to you.

I'm the local analyst and trusted guide for the 55+ market, not a salesperson closing them. I keep a pulse on the local market and explain what it means.

Who This Guide Is For

This guide is for anyone evaluating a move to, from, or within Summerlin's 55+ communities: buyers comparing Sun City Summerlin against other active adult communities, sellers who want real comps instead of a citywide average, and family members helping a parent think through the decision. It's built one community at a time, starting with Sun City Summerlin, using the same standard throughout: real numbers, sourced and dated, from someone who works this market directly.
