Heritage at Stonebridge is a newer, guard-gated 55+ community in Summerlin West's Stonebridge village, built by Lennar beginning around 2021. It's a relatively intimate alternative to Summerlin's larger retirement communities: about 420 single-family homes, offered across nine floor plans in three collections, generally running 1,232 to 2,873 square feet.[1][2]

Most homes were designed for single-level, low-maintenance living. Some homes have mountain, valley, or Strip views, and select properties were originally offered with RV garages.

Heritage Homes and Floor Plans

Heritage offers nine floor plans across three collections, all detached single-family homes, mostly designed for single-level, low-maintenance living. Sizes generally run from about 1,232 square feet up to 2,873 square feet for the largest plan, which also came with a three-car garage in some cases.

A few things that matter more here than a generic size comparison: mountain, valley, or Strip view lots versus interior lots, whether the home was originally offered with an RV garage, lot orientation and window exposure since some elevated lots in this part of Summerlin West can be windy with intense afternoon sun, backyard depth and privacy which vary more in newer developments like this one than in older, larger-lot communities, original condition versus a remodeled interior, and because Stonebridge is still a developing area of Summerlin West, whether construction is ongoing near a specific home.

Heritage Home Prices: What Do Homes Actually Sell For?

The figures in this section are based on Scott Rotheiser's Las Vegas Realtors MLS analysis, not a third-party estimate or an automated portal, covering closed sales in Heritage at Stonebridge over the trailing 12 months, August 2025 through July 2026.[12]

Across the full 30-sale window, prices ranged $475,000-$1,000,000 with a median of $557,750. Two of the 30 sales had a private pool, both in the 1,500-2,000 square foot band. None of the smaller homes under 1,500 square feet had a private pool in this data set.

What standard MLS figures can't fully explain is condition and lot. A remodeled kitchen, updated bathrooms, flooring, windows, view quality, and RV-garage inclusion can materially affect value. Those differences need to be evaluated property by property.

For a specific home, I recommend requesting the current HOA resale package and full monthly assessment, reserve study and recent financial statements, special-assessment history, master insurance policy and owner insurance requirements, exactly what exterior and structural maintenance covers, transfer and capital-contribution fees, and rental, guest, pet, and parking restrictions.

In a Nevada resale transaction with a HOA, the seller must provide the HOA (CIC) package to the buyer at the seller's expense, and the buyer generally has five calendar days after receiving the HOA package to cancel the purchase without penalty.[3]

Heritage Age Requirements: Who Can Live There?

Heritage at Stonebridge is a 55+ community, that qualifying-resident age is confirmed. Beyond that, buyers should read the HOA's governing documents directly for the specifics on spouses, other permanent occupants, children, caregivers, and guest stays, rather than assume another 55+ community's rules apply here.

Anyone whose purchase depends on a child, grandchild, caregiver, younger spouse, or other household member living in the home should complete that review before the statutory cancellation period expires.

Heritage Rental Rules: Can You Rent Out a Home Here?

Heritage's detailed leasing rules should be reviewed in the HOA resale package provided by the seller during the transaction, rather than assumed from another 55+ community's rules.

Anyone considering rental use should confirm the minimum lease term, whether the entire home must be leased, tenant age requirements, lease-registration procedures, fees, amenity-access rules, and any rental cap or waiting period before the statutory review period expires. The Clubhouse

Heritage's roughly 8,000-square-foot clubhouse is the community's amenity center. It includes a fitness center, a swimming pool and spa, pickleball and bocce courts, gathering rooms, a firepit, and picnic areas.

Unlike Sun City Summerlin or Siena, Heritage does not have its own golf course. That can be an advantage for buyers who want active-adult amenities without paying for an on-site golf operation, though the clubhouse and activity program are smaller in scale than the club offerings at a much larger community like Sun City Summerlin.[1][2]

Heritage Restaurants and Nearby Conveniences

Heritage sits near Red Rock Canyon and Summerlin's trail network. The closest everyday conveniences are John Cutter, an American bar and grill at 11770 W Charleston Blvd #110,[5] and an Albertsons grocery store at 11720 W Charleston Blvd,[6] both along West Charleston Boulevard a short drive from the community.

Further down West Charleston toward the 215 Beltway, residents also have access to Costco Wholesale at 801 S Pavilion Center Dr[7] and Red Rock Casino, Resort & Spa at 11011 W Charleston Blvd,[8] which anchors dining, entertainment, and a movie theater for the area. Downtown Summerlin, with Macy's, Nordstrom Rack, Trader Joe's, and more than 125 shops and restaurants, sits a short drive further east.[9]

Heritage is adjacent to the 215 Beltway and close to shopping, dining, and everyday services throughout Summerlin West. Because Heritage sits on the western edge of Summerlin, most of these conveniences are a short drive rather than a walk, so travel time should still be checked from the individual home.

Pets

Heritage's detailed pet rules are contained in association documents. Buyers should review the seller-provided HOA resale package for the current limits on number and type of household pets, leash and nuisance requirements, waste-removal rules, and access to community facilities.

Special Improvement Districts (SID/LID): Does This Home Have One?

SID/LID obligations should be checked for the individual Heritage parcel. Don't assume the presence or absence of an assessment applies uniformly across the community, and don't rely solely on an MLS field.
