Sun City Summerlin HOA Fees: What Do They Actually Cover?
If you're looking at a home here, you're going to hear about the HOA before you hear much else. That's normal for an age-restricted community. It's also worth understanding upfront rather than discovering it three weeks into escrow.
Monthly dues are $236, verified directly with the Sun City Summerlin HOA on 07/17/2026. That covers what you'd expect in a Del Webb community: the clubhouses, the pools, the fitness centers, the landscaping in common areas, and the staff who keep all of it running. Golf isn't part of the HOA fee, it's a separate operation (see the Golf section below). Maintaining your own home's yard, front and back, is the owner's responsibility under the CC&Rs, not something the HOA dues cover.[5]
There's also a one-time charge called the NORA, currently $5,125, effective May 1, 2026, verified 07/17/2026 with the HOA. This gets paid when you buy in, not annually. If you're selling, budget for a resale package fee of $190 and a demand fee of $169.46, both standard parts of closing here and also verified directly with the HOA.

Sun City Summerlin Age Requirements: Who Can Live There?
Sun City Summerlin qualifies for the federal 55+ housing exemption.[6] At least one resident of each occupied home must be 55 or older, and no one 18 or younger may reside there permanently. Anyone 19 and older can live in the home as long as an age-qualified resident lives there too, and the community has to keep at least 80% of its occupied homes with a 55+ resident to keep its exemption. There's a narrow exception for a surviving spouse who isn't age-qualified.

Sun City Summerlin Rental Rules: Can You Rent Out a Home Here?
Sun City Summerlin allows owners to rent out their homes, with real limits. A rental has to be the entire dwelling unit, leased to a single family, not a room, not a portion of the home, and not split among multiple unrelated tenants.[7] Tenants are also subject to the community's age restriction: at least one tenant in the home has to meet the 55+ requirement, the same as if the owner lived there. Tenants need a copy of their lease on file with the association to get an Association Activity Card, and the owner has to be in good standing for that to happen.[8]

Sun City Summerlin Golf Courses: Three Distinct Ways to Play
Golf is woven into daily life at Sun City Summerlin. The community is home to three Golf Summerlin courses, Highland Falls, Palm Valley, and Eagle Crest, all designed by World Golf Hall of Famer Billy Casper and course architect Greg Nash. Together they give residents three very different ways to play, from a full championship-length round to a quicker executive round.
Highland Falls Golf Club sits on elevated terrain with rolling fairways, strategic bunkering, and views that stretch across the Las Vegas Valley to the Strip. It's a par-72 course, and the mix of risk and reward makes it playable across a wide range of skill levels without feeling easy.
Palm Valley Golf Club is the longest and most demanding of the three. This par-72 layout has mature landscaping, pine-lined holes, 68 bunkers, and greens with subtle contours that reward good course management more than raw distance.
Eagle Crest Golf Club is the shorter option, and it's a good one. Built into the mountainside, this par-60 executive course runs just over 4,000 yards with dramatic city views. You'll still use every club in the bag, just in less time.
Each course has its own driving range and practice green. Sun City Summerlin residents may qualify for resident golf rates and membership options, and the courses also welcome outside visitors to the Las Vegas area, not just residents.[9] Several men's, women's, nine-hole, and mixed golf clubs meet regularly, which makes golf here as much a social outlet as a game.

Sun City Summerlin Recreation Centers and Amenities: Four Centers, Each With Its Own Personality
Sun City Summerlin isn't built around one clubhouse. It's built around four, and residents tend to gravitate toward the one (or two) that fits how they actually spend their time.[10]
Desert Vista (10360 Sun City Blvd.) is the sports and hobby hub. Beyond the ballroom and billiards room, it has arts and crafts, model builders', and photography club rooms, plus a full outdoor-focused fitness center: basketball, bocce ball, horseshoes, indoor and outdoor pool/spa, pickleball, tennis, and a picnic area.
Mountain Shadows (9107 Del Webb Blvd.) doubles as the association's administrative home, with the main offices, the Link Magazine, and the community library. It's also where you'll find some of the more distinctive amenities in the community: a mini golf course, shuffleboard, racquetball, an outdoor walking track, plus ceramics, sewing, and stained glass club rooms, along with a Gratitude Garden.
Pinnacle (2215 Thomas Ryan Blvd.) is the entertainment and dining center. It's home to Starbright Theater, the Summit Restaurant & Snack Bar, a music studio, and a full slate of hobby rooms: computer lab, woodworking shop, quilting, arts. The fitness side adds a softball field, ping pong, and an outdoor walking track alongside the usual gym and pool.
Sun Shadows (8700 Del Webb Blvd.) is the most compact of the four recreation centers, built around its indoor pool and spa, library, fitness room, bocce court, and table tennis facilities.

Sun City Summerlin Fitness Centers and Pools
Every one of the four recreation centers has its own fitness center, so wherever you live in the community, a gym is close by. Between them, residents have access to five pools, indoor and outdoor, including an Olympic-size outdoor pool.[1] Desert Vista has both an indoor and outdoor pool/spa, Sun Shadows has an indoor pool/spa, and Mountain Shadows and Pinnacle each have an outdoor pool. Pool use is unsupervised, and no lifeguards are present.[11]
Fitness offerings go beyond equipment. Certified personal trainers are available community-wide, massage therapy is offered at the Pinnacle Fitness Center, and there's a required equipment orientation for anyone new to the strength and cardio machines (24-hour advance signup, closed-toe shoes and gym attire required). Sun City also runs live fitness classes throughout the week, with Zoom participation available for residents, useful if you're traveling or just don't feel like driving over.[12]

Sun City Summerlin has 72 chartered clubs as of July 2026, member-run, nonprofit, and covering a broad range of recreational, creative, cultural, and social interests.[2] This is one of the clearest signs of what daily life actually looks like here: it's not just golf and a gym, it's a genuine social infrastructure that residents built themselves.
Sports and fitness: Pickleball, tennis, racquetball, softball, swim, table tennis, yoga, tai chi, Zumba, water aerobics, bocce, basketball, cycling, hiking, and five separate golf clubs split by skill level and gender.
Cards and games: Four separate bridge clubs, plus euchre, cribbage, mah jongg, pan, bunco, and Texas Hold'em.
Arts, crafts, and hobbies: Art, ceramics, quilting, sewing, stained glass, silver and lapidary work, model building, woodworking, beading and jewelry, and a writers' workshop.

Household pets are permitted at Sun City Summerlin, subject to the community's governing documents: a reasonable number of typical house or yard pets, kept as domestic pets only, no livestock, poultry, or commercial breeding, and pet waste must be cleaned up immediately.[17] Buyers with multiple pets or less common pets should verify the current rules before purchasing, since the Architectural Review Committee has discretion over what counts as "reasonable."
Sun City Summerlin does not have a dedicated off-leash dog park among its own amenities. The nearest public option is Barkin' Basin Park, 7351 W. Alexander Road, open 7 a.m. to 11 p.m., with three separate dog areas, shaded seating, and water fountains.[18]
Healthcare, shopping, and everyday conveniences
Sun City Summerlin sits inside neighborhood shopping centers with grocery stores, pharmacies, banks, and everyday services, including Seafood City Supermarket right in the retail plaza on Sun City Boulevard.[19] Residents also have access to the larger retail and entertainment areas at Boca Park, Tivoli Village, and Downtown Summerlin, plus grocery options across greater Summerlin including Albertsons, Smith's, Trader Joe's, and Whole Foods.
Summerlin Hospital Medical Center, at 657 N. Town Center Drive, is the primary hospital serving the area, along with a range of medical offices, urgent-care centers, and specialty practices nearby.[20] Because Sun City Summerlin is a large community, drive time to any of these varies depending on which part of the neighborhood a specific home sits in, worth checking from the actual address you're considering rather than assuming.
Special Improvement Districts (SID/LID): Does This Home Have One?
Some homes in Summerlin, including parts of Sun City Summerlin, carry a Special Improvement District (SID) assessment, a separate charge tied to the property that helped fund infrastructure like roads and utilities when the area was built.[21] A SID/LID assessment is separate from HOA dues and ordinary property taxes, although the billing method depends on the particular district. Some homes have it paid off, some don't, and the only way to know for sure is to check the specific parcel.
